Our charges.
Agent commission:
For all houses SOLD with our help and assistance, we ask for a commission of 1500 Leva or 3% of the purchase price of the house. (Whichever is greater) This is paid on top of the price of the property. So there are no hidden charges or fees. You pay the seller the price that we agree and my commission on top.
when you pay for the home, you will pay the owner to show we are honest and truthful, and to make sure that you are not misled in any way.
Other expenses.
When buying property in Bulgaria, there are certain fees that the buyer will incur. These are listed below….
COMPANY SET UP- for those of you that are from the Uk, you will now need to have a registered company here in order to buy a property.
There are two ways to do this.....
1. if you have residency in Bulgaria, then the company can be set up straight into your name. costing 600 Leva.
2. If you do not have residency here, then first the company will need to be set up by us. You will pick the name and address of the company. Once the company is set up, then we can sign over the shares of the company to you. This way costs 1200 leva.

Property transfer. There is government taxes to pay and notary fees when buying a house. This calculates to 4.8% of the purchase price of the property.

You will need to pay for the paperwork to be drawn up and for the translator to be present this should not exceed 100 Euros, in most cases.

You will also need to consider that if you will not be present to complete the deal, after the paperwork is back from the company set up, and you need us to represent you. Then you will need to pay for power of attorney.

Most of the time all the legal fees will be between 250-350 euros. This includes all of the above.
